K8H VENTURES is a real estate investment company focused on greenfield developments in recession-resistant asset classes. Outsized, risk-adjusted returns and community betterment are our primary focuses. K8H Ventures’ Principals have a long history in Manufactured Housing and believe it’s the solution to the current housing crisis in America. By developing communities that are quiet, safe, and affordable and maintaining a traditional, high-end, single-family subdivision they are creating the perfect solution to the housing shortage in Texas.

Our Story

In 2008, Michael and Katherine Mims exited their business of 25 years and started Gene Mims Investments to be the parent company for their diverse investment portfolio. A portion of that portfolio was, and still is, mobile home and RV parks. In 2015, Michael Mims passed away. His son Kevin, who had been an integral part of Gene Mims Investment from the start, along with Kevin's brother-in-law Steven “Harry” Winslow, joined Katherine Mims in effort to continue the legacy that Michael had started.

This new company, founded in 2018, is called K8H Ventures. K8H Ventures has since purchased 10 assets that have combined market values over $135M. Once those assets stabilize, the AUM will be closer to $600M.

Kevin Mims Family

Kevin Mims

CEO/ Co-Founder

Kevin graduated with his bachelor’s degree in Mechanical Engineering from Northwestern University in 2008, while also being a 4-year letterman for the Big Ten football team. Kevin began his career as the COO of a manufacturing company called Imagi-Motive. There he oversaw the design, engineering, construction, and delivery of each custom vehicle that Imagi-Motive created. In addition to running Imagi-Motive, Kevin also was brought on to be the COO of Gene Mims Investments in 2008. Once Michael passed away in 2015, Kevin became the CEO and steward of the family businesses. Now, Kevin is the CEO of Gene Mims Investments, K8H Ventures, Affinal Real Estate Services, Clear Utilities, Lion Heart Equipment, and Deacon Baldy’s Bar & Food Trucks. Kevin has 15 years’ experience in the manufactured housing and RV markets. Kevin oversees investor relations, debt and equity placement, financial modeling, budget management, and oversees the design and civil engineering of each new project and development.

Harry Winslow Family

Harry serves as the COO of K8H Ventures and Affinal Real Estate Services. Harry has an Electrical Certificate from Moraine Park Technical College and an associates degree in Criminal Justice from Lakeshore Technical College. Harry grew up working in construction alongside of his father. Harry learned framing, carpentry, plumbing, electrical, concrete, and roofing. In 2004 Harry moved to Colorado and was an electrician with Western States Electric. The company specialized in high end subdivision developments and custom homes. Harry worked with the developer’s GC to cut in utility lines, transformers, and meter sets to the homes. Harry worked with the homeowner to customize the electrical layout and design of the home while ensuring compliance with the National Electrical Code and local building codes. Harry would coordinate permitting and inspections with local municipalities. From 2007 to 2013 Harry went into law enforcement serving as a police officer for the City of West Bend. Harry served his community as a patrol officer, SWAT member, and tactical instructor for the department and SWAT team. From these experiences, Harry has transitioned himself into the business world capable of handling high stress and being a proven leader. In 2013 Harry moved to Conroe, TX where he began working for the Mims’ family. Harry started with working on the repair and maintenance of the manufactured homes and the infrastructure within the MH/RV parks. Harry was moved to overseeing all of the property management for the MH parks, RV parks, Deacon Baldy’s, and office warehouse properties.

Tiffany Williams- VP of Operations

Tiffany's journey began in 2007 as a Customer Support Specialist at eCardio Diagnostics. In just two years, she rose to a managerial role. Balancing career and motherhood, she transitioned to part-time inside sales in real estate.With rapid learning and adept team management, Tiffany became Operations Manager, then Vice President of Operations for four years. Committed to work-life balance, she excelled as Assistant Manager of Operations at GMI Management, overseeing multiple properties.Becoming a licensed agent in 2022, Tiffany is now VP of Operations and Property Management at Affinal Real Estate Services. Known as the "company bulldog," her unwavering determination and go-getter spirit inspire all, embodying a boundary-defying journey.

Brittanie Martin- Project Manager

Project Manager

Brittanie grew up on a dairy farm in rural Wisconsin where a strong work ethic was engrained in her and her sisters at a young age. She graduated from Lakeland College with her bachelor’s degree in Sociology in 2010. She was a three-time captain of Lakeland’s volleyball team, three-time first team all-conference selection, 2007 Conference Player of the Year, and a two-time All-American Honorable Mention. After graduating, she started her professional career in 2010 with the Kohler Company in a customer service role and quickly moved into a sales coordinator position. She advanced into a team lead role for the Sales Administration department after only two years. In 2015, Brittanie began working for Power Solutions International as an Inside Sales Account Manager. In 2022, Brittanie's effective communication skills, attention to detail, and management experience earned her the position of Project Manager at Affinal Real Estate Services.

David Mims - Communications Manager

Communications Manager

David Graduated from the Franciscan University of Steubenville, Ohio, in 2016 with a double major in Theology and Catechetics. He started his professional journey with three impactful years as a Youth Ministry Coordinator at Sacred Heart Catholic Church and an additional two years at Sts. Simon and Jude Catholic Church. Beyond his ministry roles, David has honed his digital skills, earning certifications in Meta and Google Ads and mastering responsive web design through CodeAcedemy. In 2021, David joined the Affinal team as the Executive Assistant while beginning to manage the company's websites and marketing efforts. In his current role, David leverages his diverse background to lead Affinal Real Estate Services' Human Resources department as well as the company's marketing initiatives and investor relations.

Pine Acre Trails, a 256-acre manufactured housing community in Conroe, TX, was once a pine tree farm that we acquired in 2019. The first phase included 255 pad-sites, with comprehensive design and engineering efforts, in collaboration with civil engineers for infrastructure and permitting. Construction, managed by us, was finalized in 2022, involving general contractors, sub-contractors, Entergy for electrical, and Quadvest for water/wastewater services. The remaining 603 sites were engineered and permitted with the first 255 and are poised for development in the next year. This community boasts over 70 acres of green space, walking trails, a fishing pond, a community park, on-site staff, spacious 50-foot-wide lots, concrete roads, cul-de-sacs, and private driveways. This unique blend creates a suburban ambiance akin to single-family residential areas. In June 2022, we sold the property to a top five publicly traded company, realizing an approximate 324% profit.
